We have entered a new golden age of self-build. Yet very few people have noticed, let alone taken advantage.

 

As we've referenced throughout the website, government policy, financing costs and the availability of developable self-build land through the planning system have not been this progressive for a generation. In addition, AI is transforming how prospective self-builders imagine, plan and visualise their projects, while social media delivers them unprecedented access to inspiration. And perhaps most crucially, with the right plot and direction, the act of self-building has become a notable exception for homeowners as a wealth creator - especially when measured against the inflated expense involved with purchasing an existing home in the UK.​​

Put simply, the route is more open - and more beneficial - than it's been since the 1970s. You just need the right guidance to take advantage.

This is because the notion of self-build remains emotionally conflicting. On one hand, there is something about building your dream home - controlling every decision, from location to layout to energy efficiency - that deeply appeals to the soul. On the other, there is a daunting knowledge vacuum. What size, what budget? Which plot, which construction type? How can I avoid overspending, or taking too long? Most people, faced with the unknown, simply walk away.

 

This is the reason Grand Designs always makes for great television. A self-build is naturally structured around what scriptwriters call the Hero's Journey: the protagonist self-builder crosses a threshold, encounters obstacles, and then prevails (though on television, not always). The middle act - in which money and time become enemies of one another - creates a human drama that translates so well to the screen, but which most people would prefer to avoid in real life.

That is why I founded Brock Hatherton. Originally a solicitor by trade, I have now been a property developer for fourteen years, building two homes for myself in that time alongside the development business, and consulting on many others across Oxfordshire, Berkshire and the wider Thames Valley. I found myself falling into self-build advisory almost by accident: clients in my wider network would ask whether I could run their project as I would my own development, and a pattern emerged that clearly worked. When we combined a developer's discipline - over budget, administration and sequencing - with a client's primary decision-making, we found an end-to-end system that thrived.​


 

 

Most self-builders need someone who can present the menu of options, whether you are at the stage of land-acquisition, planning application, or during construction, and narrow those options to trusted alternatives drawing on experience and administrative expertise. In this way, our role is to help our clients be administratively decisive, in the right sequence.
